Local Impacts of Wind Farms on Property Values: A Spatial Difference-In-Differences Analysis

چکیده

Over the last two decades, fostered by strong financial incentives, wind power in Germany has seen a rapid market diffusion. The promotion policy in the form of guaranteed feed-in tariffs for renewable energies such as wind power often rewarded investors in these technologies with extraordinary economic returns. However, today’s investment decisions in large-scale onshore wind power projects in Germany are no longer determined only by the investment’s economic benefit, but also by the mitigation of public concerns and thereby the increase of social acceptance. Despite a mostly positive attitude towards the expansion of wind power, local public concerns refer to the common assumption that the proximity to large-scale wind farms devalues property prices in the surroundings. In addition, the average hub height and rotor diameter of newly constructed wind turbines have increased tremendously over the last years, causing a substantial change in the landscape of the affected regions. In turn, the change in the landscape can be supposed to have an impact on the view of those properties that are affected by the construction of a wind farm in their proximity, and thus exert a negative impact on the properties’ value. The aim of this study is to investigate local visibility impacts of wind farms on the development of property prices. Overall, four wind farm sites located in the federal state of North Rhine-Westphalia, Germany, are investigated.

Impacts of wind power development on Oklahoma’s public schools

Background: The development of wind energy in western Oklahoma has expanded dramatically in recent years, as the amount of installed capacity has gone from 0 in 2002 to enough turbines to generate approximately 20% of Oklahoma’s electrical needs in 2016. Associated with that development has been an increase in tax revenue and support for local schools, including many in struggling areas. This p...

A Spatial Hedonic Analysis of the Effects of Wind Energy Facilities on Surrounding Property Values in the United States

Previous research on the effects of wind energy facilities on surrounding home values has been limited by small samples of relevant home-sale data and the inability to account adequately for confounding home-value factors and spatial dependence in the data. This study helps fill those gaps. We collected data from more than 50,000 home sales among 27 counties in nine states. These homes were wit...

Detecting Wind Farm Impacts on Local Vegetation Growth in Texas and Illinois Using MODIS Vegetation Greenness Measurements

This study examines the possible impacts of real-world wind farms (WFs) on vegetation growth using two vegetation indices (VIs), the Normalized Difference Vegetation Index (NDVI) and Enhanced Vegetation Index (EVI), at a ~250 m resolution from the MODerate resolution Imaging Spectroradimeter (MODIS) for the period 2003–2014. We focus on two well-studied large WF regions, one in western Texas an...

Effects of Topography on Assessing Wind Farm Impacts Using MODIS Data

This paper uses the empirical orthogonal function (EOF) analysis to decompose satellite-derived nighttime land surface temperature (LST) for the period of 2003–11 into spatial patterns of different scales and thus to identify whether (i) there is a pattern of LST change associated with the development of wind farms and (ii) the warming effect over wind farms reported previously is an artifact o...

Analysis and simulation of dynamic performance for DFIG-based wind farm connected to a distrubition system

Local renewable resources such as wind and solar are often available in remote locations. Wind farms consist of many individual wind turbines which are connected to the electric power transmission network. A wind farm can use the wind resources from a certain area efficiently. Double-fed induction generator (DFIG) is a generating principle widely used in wind turbine (WT). DFIG are ab...
